Philip W. Megna is the Vice President and Director of Residential Development at Mattone Investors. He is responsible for overseeing all residential acquisition and development activities for the company.

Mr. Megna joined Joseph Mattone as an attorney in the law firm in 1978. Prior to this, Mr. Megna was an account officer at Citibank for several years. Mr. Megna's practice focuses on the representation of developers in residential development (PUD's, HOA's, etc.) and commercial landlord/tenant litigation. Mr. Megna was a candidate for the New York State Senate in 1994 and served as a member and Chairman of the Board of Assessment Review for the Town of Smithtown for eight years. Mr. Megna is also an expert in real property taxation and certiorari matters. Additionally, Mr. Megna oversaw the 110-unit residential development known as Waterside Estates in College Point, New York and the expansion of the retail property located at 1212 Boston Post Road in Milford, Connecticut.
 

Mr. Megna received his B.B.A from Manhattan College (1965), his M.B.A. from Florida State University (1968), and his J.D. from St. John’s University (1976).
